452 - 498 University Way is a row of various shops.

The first shop on the left is a grocery store, and its second floor is a computer area. The second shop is an arcade, where there are pinballs, arcade machines, and Sellafone Gadget Kiosks. The third shop is the entertainment section, which sells games and magazines. The fourth shop is a groovy bar. There is a grill on the back patio.

Local musicians flock to the Campus Lounge in hopes of making a name for themselves at school. Come watch a show or two or just enjoy the ambience while you lounge about the lounge.

The Campus Lounge is the place where students hang around or play instruments for tips. There are many instruments in this lounge, such as guitar, bass, drums, and piano. There is a groovy-style bar at the corner of the first floor.

The Central Quad is the center of Sim State University. It can be said the "Town Square", where students can gather to hang out. There is a cafeteria on the quad.

Chestnut Park is a park with large pond in the middle. It also has restroom stalls and a swing set. This is a good place for fishing if Seasons is installed.

Taller than most other campus towers in its prime the Old Sim State tower has since been overshadowed by the newer, fancier tower on campus but it still holds a special place in the hearts of SSU grads.

Old Sim State Tower is the old tower built next to the Student Union. Other than the tall tower, there's only barbecue grill, toilet stalls, and a TV on the top of the tower.

The Sim State Tower is a newer version of the Old Sim State Tower. The lot only contains one big tower. The only amenities in this lot are a grill and a hot tub on the top of the tower.

Students from the four corners of campus flock to the student union to mingle, study and just hang out.

This is the Student Union of Sim State University, the center of the college town. It is a large building laid out around the open central courtyard. The inside of the building contains a cafeteria, pool tables, lounges, and art gallery. There is a large round fountain in the middle of the courtyard. Sims can buy gadgets from Sellafone Gadget Kiosks here.

Tired of wearing the same outfits day in and day out? Stop in at the University shops for the latest and greatest in campus fashion.

The University Way Shops are a lot with two store buildings. The grey building is a clothing store on the ground floor, while the second floor is almost empty. The red building is also a clothing store, but it's on the second floor. The ground floor features a pool table, magazine rack, and Sellafone Gadget Kiosk. The cashier is also on the ground floor. There is barbecue grill and chess tables in the back of the store.

The main entrance leads to an entry hall. The cafeteria is to the right of the hall, and is quite large. The 9 rooms are to the left of the entry hall, and a few of them are along the rear wall. This area connects to the rear wing of the dorm, which contains a recreation lounge, the bathrooms, and a small study room. There is a very small open-air courtyard which has doors to the cafeteria and the recreation area.

The entrance area has seating, and leads directly to the cafeteria, which has an espresso machine and a coffeemaker. The cafeteria has a door to the outside. The stairs to the second floor are to the right of the entrance area. To the right of the stairs, there is a hallway with 4 rooms.

On the second floor, the stairs lead to a recreation and study area. This opens onto a deck which lines the front and left side of the floor. There is an easel on the deck, and it has stairs which lead to the ground. The bathrooms are to the front and front left of the lounge, and the other 4 rooms are to the right of the stairs.

There is an Astrowonder telescope outside of the dorm.

The entrance to this large dorm leads directly to the stairs to the second floor. Rooms and a bathroom line the left-hand wall. To the right, there is a computer, the cafeteria, and a study area. Outside, there is a patio with an easel and a chess table.

On the second floor, the stairs lead to a TV lounge. There is a single room to the right of this, while the rest of the rooms line the front and left walls. To the left of the TV lounge, there is another bathroom.

The third floor is primarily a flat roof that can be used as a deck, though there is a small room with a freestanding fireplace, a dartboard, and a chess table.

The bathrooms in this dorm are unusual in that the showers are behind single-gender doors, but the toilet stalls are not.

The three residential lots on Almond Road are essentially identical, though they are different colors and vary slightly in price. They have a small bathroom on the first floor, as well as a small kitchen, and a main room with enough space for a small dining table. The bathrooms are furnished with a cheap toilet, cheap shower, and cheap sink. The kitchens are furnished with an "EconoCool" refrigerator, a cheap stove, and a cheap counter, with no room for anything else. The second floor bedroom will have a cheap bed, and the main room on the first floor may have some inexpensive furnishings.

The residential lots on Peanut Street all use the same floor plan. They have a distinct living room and kitchen/dining area on the first floor, as well as a half-bath. The kitchens will have a cheap fridge, stove, and sink, as well as at least one cheap counter that will be available for food prep. The second floor has two bedrooms with a connecting bathroom. This bathroom is large enough for a bathtub or shower/tub, and will usually have a cheap bathtub. There will usually be a cheap bed in one of the bedrooms.

One of these houses, at 20 Peanut Street, is occupied by the Bright household, but the others are available for rent.

This house is basically a "Victorian Value" from the Lots and Houses bin. A large rear deck has been added, and there is a barbeque grill on the deck. A fireplace has been added inside, and the exterior is red brick instead of yellow siding.
