Toane's Gym is a residential lot in from The Sims Bustin' Out. It is a run-down gym run by Max Toane and Goldie Toane. Players that have reached career level 3 in the Jock, Gangster and Paramilitary careers can unlock it for moving.
When players first arrive at the gym, Malcolm Landgraab appears saying that the gym is a poor investment. He steals the climbing wall and treadmill and then leaves. The residents then plead for the main character's help saying that the gym needs an upgrade like having more equipment and a place to sleep.
The first thing to do is make a bedroom. Players could use the empty room for Max and Goldie, and, if there is enough money, create another bedroom for the player. Or just have three single beds or a double sleeper and a single bed. The player should also put in more gym equipment if they have the funds.
Aside from the lack of sleeping areas, the gym has most of the basics - there are two toilets, three showers and a kitchen area that has a toaster oven but no stove. In the bathrooms, there are wall mirrors that are good if the charisma skill is required for one of the careers. Players can also use objects such as the pool and weight benches to improve the body skill points which are useful for the three careers that can be promoted there. There is also a computer and television for fun, as well as a hot tub for comfort, extra fun, and hygiene.

- Become friends with either Max or Goldie.
- Go to Dudley's Trailer and party.
- Convince four Sims to join the gym as members.
